Launched in 2018, ZāZEN Properties is building unique residential developments in established communities of Dubai, catering to the mid-market segment consumer and providing a ‘community within a building.’ Its projects are built with sustainability in mind, with access to ample lush, open spaces and solar power, reducing the building’s energy consumption. ZāZEN Properties’ flagship development, ZāZEN One, located in the vibrant JVT community, is the perfect option for families looking to find a home that caters to all aspects of modern family life. Set to finish construction in December 2021 and handover at the end of January 2022, the development consists of 86 residences offering one, two, and three-bedroom duplex apartments ranging from 881 to 2803 sq ft, ZāZEN One also accommodates a unique option of a two-bedroom apartment with a maid’s room, something rarely seen in the market before.
Tell us what differentiates ZāZEN One from the other properties in the area.
In a post-pandemic world, people’s habits have changed, leading to a change in demand within real estate. Buyers are looking for larger spaces with natural light, safe communal areas where they can multitask within the development itself, and connectivity to all the places that matter.
At ZāZEN One, this has been our concept since inception in 2018. We strive to create a modern holistic living environment, providing people with a community and not just a building.
That’s why our development comes with a host of common facilities to rival any master development; from a jogging track and a temperature controlled pool, to a resident’s lounge and rooftop bbq deck.
Sustainable living is also an important part of our developments and what we believe is the future of real estate in the UAE. We have embedded sustainable construction and design principles in the project from conception, and we are Trakhees LEED Green building certified.
Our solar panels help reduce common area energy usage by over 25% which in-turn helps reduce service charges for the buyer.
Our sustainable practices help reduce the building’s carbon emissions by 440 metric tonnes annually, making it the perfect choice for consumers looking to live in a modern, community centric development and contribute positively to the environment.
What can residents expect from this property?
At ZāZEN One, we aim to present all that a community has to offer within the development itself. Where residents can live, play and most importantly, grow.
Alongside the large contemporary apartments, ZāZEN One offers amenities and spaces perfect for the modern-day family, to interact, unwind or focus.
The development offers a state of the art gymnasium and a 350-meter jogging track where residents can walk or go for an early morning jog. The temperature-controlled pool deck and kids play area invite residents to relax and enjoy their time with family and neighbours. The rooftop BBQ deck and Resident’s Lounge are the perfect hangout spots for friends and family. And the private study area is equipped with Wifi, for those ‘work from home’ days.
ZāZEN One’s location is also ideal, just off the main Al Khail road highway, you have direct access in and out of the thriving JVT community.
The community park, sports court and play area is a 5 min walk away and the new, soon to be opened, Al Khail avenue community mall is just 1 km down the road. You also have access to 2 international schools and hotels within the community and major hospitals just a 10 min drive away.
ZāZEN One provides countless opportunities to create a sense of community and enjoy a more holistic lifestyle.
What is ZāZEN Properties hoping to achieve in this market?
At ZāZEN Properties, our goal is to provide something unique to the mid-market segment consumer, and change the perception of what they should expect in their homes.
From day zero, it has never just been about building and selling apartments but about how people want to live and interact.
From that thought came ZāZEN One. We have built this development to create a sustainable community experience and help people live more holistic and happier lives.
Fortunately for us, the new Dubai 2040 Urban Master Plan and UAE’s 2050 zero carbon commitment, all align with ZāZEN’s strategic goals.
We whole-heartedly support the great vision of this city and nation and will continue to build sustainable community based developments that contribute positively to Dubai’s real estate skyline and help people live better.
Shed some light on why sustainability in the construction sector is of vital importance.
With the growing impact of global warming and climate change impossible to ignore, we need to see a seismic shift in the implementation of sustainable strategies across industries. The real estate sector in most major cities contributes 40% of its annual CO2 emissions, so it is imperative for developers to focus on finding sustainable, cost-friendly solutions in the development, operations and management of assets within this sector.
As a start, developers should opt for the LEED Green Building Certification (or equivalent). This certification focuses on key components that take into account the entire life cycle of the development. From materials used to how the construction waste is disposed of. For instance, ZāZEN One is a Trakhees LEED Green certified residential building, and we are estimating to save 440 metric tonnes in CO2 emissions annually. This is achieved by planning and managing key components in sustainable design and operations from the get-go.
With the Dubai 2040 Urban Master Plan and the 2050 net-zero commitment by the UAE, the next few years will most likely see a big change in legislature, education and accountability within the real estate development lifecycle. We are committed to this cause and aim to add value to the city’s landscape through our design, quality, community and sustainable mindset.
How is the Dubai property market evolving?
Dubai has always been an attractive destination, especially in real estate. Over the last seven years, Dubai has also developed world-class infrastructure, facilities, security and safety procedures, as well as executed excellent healthcare services (as witnessed during the pandemic) and put in place long term initiatives to make Dubai the best city in the world to live and work. Such action has encouraged even more foreign investment into Dubai and encouraged more long term commitment to the city.
Pegged against leading international cities, rental returns even in a down market are still considered strong, averaging between 4 to 5% net. Add to that the low price entry point for freehold properties and low mortgage rates, it’s no surprise that 2021 has been a record year.
Dubai has also now revised its residency program. For instance, real estate investors are granted a five-year visa for investments with a minimum value of AED 5M (approximately USD 1.37M). The visas granted under this category are valid for five years for primary applicants, their dependents, executive directors, and advisors.
Such initiatives will continue to boost private and institutional investment into this sector and with a huge focus by the UAE on developing the manufacturing and industrial sector over the next ten years, we believe there will be a growth in the middle class segment, which will positively impact the demand for housing.
